Whether you are a first time homebuyer or an experienced investor, we will guide you through the process advising you of what we will do and when, and detailing what you need to do, to ensure a smooth property settlement.

Buying a Property

At Stellar Conveyancing, we like to keep it simple.
Here is our handy Homebuyer's Guide.

Stage 1: Prior to contract execution

We will review your contract and advise you how to proceed.

Stage 2: After contract execution

We will provide updates, answer any questions, provide you with full details on all aspects of the contract, provide you with a checklist of documents you need to provide, carry out all standard property searches, advise you of any further searches that may be required for your property, calculate the stamp duty to be paid, and arrange settlement details with your financier and the other party's Conveyancer. Once confirmed, we will advise you of the settlement time and location.

What you will need to do:

Read the correspondence that we prepare for you, complete the relevant paperwork, advise us if you require us to conduct any additional searches, arrange building and pest inspections, arrange insurance cover for the property, and confirm finance approval for your purchase.

Stage 3: Settlement

We will confirm and advise you of the full settlement amount to be paid, complete with stamp duty, attend the settlement meeting on your behalf, confirm the settlement in writing, and arrange for keys and any security devices to be delivered to your Agent.

What you will need to do:

Arrange removalists, disconnection and reconnection of utilities, change your address where appropriate, and move into your new home!

Selling a Property

At Stellar Conveyancing, we like to keep it simple.

Stage 1: Prior to contract execution

We will review your Contract, draft or proof any documents required, be available to provide any guidance required in relation to the contract, and assist your Real Estate Agent in finalising the contract.

What you will need to do:

Stage 2: After contract execution

We will provide critical updates, be available to answer any questions you may have during this time, provide you with full details of the sale, provide a handy checklist of items you need to provide, confirm all items included in the sale of the property, arrange settlement details with the buyer's Conveyancer, and advise you of the settlement time and location.

What you will need to do:

Read the correspondence that we prepare for you, complete the necessary instructions and other relevant paperwork, deliver all keys/remotes etc to the agent.

Stage 3: Settlement

We will discuss settlement figures with you, arrange and attend the settlement meeting on your behalf, personally advise you when settlement has occurred, officially confirm settlement in writing.

What you will need to do:

Arrange removalists, disconnection and reconnection of utilities and change your address where appropriate.
